CalHFA Government Loans (FHA)
MyHome provides a junior loan with deferred payments, covering up to 3.5% of either the purchase price or appraised value, to help with down payments and/or closing costs.
CalHFA Conventional Loans
MyHome provides a deferred-payment junior loan of up to the lesser amount between 3% of the purchase price or the raised value to help with down payment and/or closing costs.
ZIP Closing Cost Assistance:
Zero Interest Junior Loan
Up to 3% of the first mortgage loan amount in a deferred payment junior loan

Borrower Requirements

Be a first-time homebuyer. See the definition of a first-time homebuyer.

Occupy the property as a primary residence; non-occupant co-borrowers are not allowed.

CalHFA borrowers must complete homebuyer education counseling and obtain a certificate of completion through an eligible homebuyer counseling organization.

How do I apply for this loan program?
Since CalHFA is not a direct lender, the CalFHA mortgage products are offered through private loan officers - The LOAN Lady Home Loans, who have been approved & trained by our CALIFORNIA HOUSING FINANCE AGENCY.

What documents should I have ready when contacting The LOAN Lady Home Loans Mortgage Officer?
When initially contacting the loan officer, you may want to have this list of documents and information available to help answer questions that they will ask you:
